If you're looking to invest in real estate in North Rockhampton or other surrounding areas, it's important to be prepared for any conflicts or issues that could arise during the tenant relationship.

Ensuring a successful tenancy means paying attention to every detail of the tenant relationship, from the legal and financial matters to the physical maintenance of the property.

Preparing for the tenant

Before the tenant moves into the property, you'll need to ensure that you have sorted out all of the paperwork that needs to be completed.

This includes documents relating to rent and bond, tenancy agreements, chattels and fixtures and any other legal matters which need to be organised before the tenant rents the property.

Managing the relationship

As a landlord, you'll need to be prepared for dealing with any day-to-day issues, whether it's requests for repairs or queries about the property.

This can be quite a time-consuming task, so if you don't have the spare time and resources to devote to dealing with your tenants, it's worthwhile getting a property manager to help in this area.

An experienced property manager can handle all of the smaller issues and act as the middleman between you and the tenant – helping you enjoy a more stress-free investment.
